OwnerEstates operates solely as a technology platform and does not act as a real estate broker, agent, intermediary, developer, or representative of any party.

2. Eligibility and User Obligations

By using the Platform, you confirm that:

• You are at least 18 years old
• You have full legal capacity under the laws of the United Arab Emirates
• You will comply with all applicable UAE laws and regulations

You agree to use the Platform responsibly, lawfully, and in good faith.

3. User Accounts

Certain features of the Platform require the creation of a user account.

You are responsible for:

• Providing accurate, current, and complete information
• Maintaining the confidentiality of your login credentials
• All activities conducted through your account

OwnerEstates shall not be liable for any loss or damage arising from unauthorized access resulting from your failure to protect your account credentials.

4. Listings and User Content

All property listings and related content are provided solely by users.

Property owners are fully responsible for:

• The accuracy, legality, ownership, pricing, and availability of their listings
• Compliance with all applicable UAE real estate laws and regulations

OwnerEstates does not verify, guarantee, or warrant the accuracy or legality of listings unless explicitly stated.

OwnerEstates reserves the right to remove, modify, or restrict content that violates these Terms or applicable laws.

5. No Brokerage, Legal, or Financial Advice

OwnerEstates operates solely as a digital technology platform and does not act as a real estate broker, agent, intermediary, developer, or representative of any party.

OwnerEstates does not participate in property viewings, negotiations, contract drafting, payments, escrow services, or the execution of any real estate transaction.

OwnerEstates does not provide legal, financial, investment, or professional advice. All information available on the Platform is provided for general informational purposes only.

All communications, agreements, and transactions occur directly between users, at their own discretion and risk. Users are solely responsible for conducting their own due diligence and obtaining independent professional advice where necessary.

6. User Communications

The Platform enables communication between users for informational purposes only.

OwnerEstates is not responsible for:

• The content of communications between users
• Any agreements, disputes, claims, or transactions arising between users

Users are encouraged to verify information independently before entering into any agreement.

7. Fees and Payments

If applicable, fees for premium services or listings will be clearly displayed on the Platform.

Unless otherwise stated:

• All fees are non-refundable
• Pricing may be modified at any time

All payments are subject to applicable UAE laws and regulations.

8. Prohibited Use

Users must not:

• Post false, misleading, or unlawful content
• Violate UAE laws, public order, or morals
• Engage in fraudulent, abusive, or harmful behavior
• Attempt to compromise the security or functionality of the Platform

OwnerEstates may suspend or terminate access for violations without prior notice.

Unauthorized reproduction, distribution, modification, or commercial use of any content is strictly prohibited without prior written consent.

12. Indemnification

You agree to indemnify and hold harmless OwnerEstates from any claims, damages, losses, liabilities, or expenses arising from:

• Your use of the Platform
• Your violation of these Terms
• Your interactions or transactions with other users

13. Suspension and Termination

OwnerEstates reserves the right to suspend or terminate access to the Platform, with or without notice, if these Terms are breached.

Termination does not affect any rights or obligations accrued prior to termination.

14. Governing Law and Jurisdiction

These Terms are governed by and construed in accordance with the laws of the United Arab Emirates.

Any dispute arising out of or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts of the United Arab Emirates.

OwnerEstates may update these Terms at any time. Updated Terms become effective upon publication on the Platform.

Continued use of the Platform constitutes acceptance of the revised Terms.
